Vail Resorts Purchasing Stowe Mountain Resort

The rumors were confirmed on February 22nd that Vail Resorts will be acquiring Stowe Mountain Resort from the Mt. Mansfield Company.  The $50 million dollar purchase will be Vail's first mountain resort on the east coast, adding an iconic one to its portfolio of 10 mountain resorts, like Beaver Creek, Breckenridge, and Blackcomb in British Columbia.  This likely bodes well for all of Stowe, bringing more here to ski and for other activities, year-round.  Also, Vail's Epic Pass will be very popular, which will allow local pass holders here in Stowe the ability to ski and ride at any one of the other Vail mountain resorts at a very affordable price.

You can read more about this exciting news in Vermont Ski and Ride's article.

Vail Purchase Affecting Real Estate Sales

Ever since Vail Resorts purchased the Stowe Mountain Resort operations, buyer demand for Stowe condominiums has increased.  In fact, condominium sales began to increase almost immediately after the news broke about the potential sale.  We continue to receive inquiries from buyers about investing in Stowe properties, yet inventory remains low.  We have represented the majority of of the condo sales off the Mountain Road corridor, and have sold all of our recent condominium listings.  With the advent of continued buyer demand for condominiums in the area, we are looking forward to marketing and selling more condominiums.

If you are thinking about selling your condominium or home, let us know, as this is the best time to do so.  We'd be happy to provide you with a market analysis, and help you sell your property.

In the meantime, if you're thinking of buying a new condominium in Stowe, here is our most recent listing.  This Fox Hill Condo is an ideal option for year-round or vacation living, conveniently located right off the Mountain Road.  This affordable 3 level condo makes for easy 4-season living - and one of the best benefits is the low monthly association fees!  For more on this new listing, priced at $250,000, click through to our website

Are You Ready To Rent?

Stowe, Vermont has always been a desirable destination for vacation, as well as for investing in real estate. Vail Resort's recent purchase of the Stowe Mountain Resort's ski operations has had an additional impact on growing interest in the area, year-round. Increased buyer demand, in many cases, includes the desire to rent which is a great way to generate income during the year when you, the homeowner, are not using the property yourself.

Stowe has seen condominium sales, as well as prices, rise since the news broke about Vail Resorts purchasing Stowe. If you are thinking about purchasing and renting, or perhaps you are already doing so, there are some important things you should know to ensure your and your renters safety, as well as any potential liability you may have when renting:

  • Make sure to contact your insurance agent to include extra coverage for renters
  • Make sure to have the proper smoke and carbon monoxide detectors installed.  In Vermont photoelectric smoke detectors are need to be in every sleeping room
  • A rental property falls under Vermont State safety requirements, so you will need to have a Fire and Safety inspection. For more information go to the State website here: http://firesafety.vermont.gov/

Please feel free to contact us any time regarding any questions you may have about anything that may relate to investing in properties, and/or renting.  The Town of Stowe is in the process of adopting some of these, and additional rules and regulations, so we can update you as well as guide you through this process, along with providing any key contacts to ensure your property is up to code and regulation.

Wire Fraud is Close to Home

Wire Fraud can affect all of us, and we want to make sure you don't become a victim.  It essentially boils down to one simple thing - if you receive a request to 'wire money' to anyone, pause and make sure to verify the source.  What is happening, is the wire fraud scammers are creating emails that fully replicate those that might otherwise look familiar to you, for instance, from us, your attorney, or lender.  They will send you a personal email requesting that you "wire funds for your closing", or other, only to be ultimately routed to a bogus account.  This has actually happened recently to a buyer and the representing real estate firm, in the region.  So, be aware, be vigilant, and if you ever receive any correspondence that appears to come from us or your attorney, please contact us immediately.  One of the ways you can flesh out this illegal procedure, is by looking at the actual email address in the email header.  In other words, if it looked like the email was coming from us - The Smith Macdonald Group - look to the right of that to see the actual address in parenthesis.  If it's a scam, the email address will not be a familiar one.  This rule of thumb can be applied to other potential junk mail or email scams, from the likes of Pay Pal, Amazon, etc., asking you to 'verify your account information', for instance.   Another tip is to not generate any sensitive information via email, including attaching instructions for wiring money into any of your or others accounts.  This information can be scraped, and used illegally.  Also make sure you have the proper Malwear protection on your computer to help identify cyber threats.

Maintaining Septic Systems a Must

Maintaining a septic system is not complicated, and inexpensive compared to replacing a system, which can cost upwards of $25,000 or $30,000 depending on the system.  They've become much more expensive to replace, as design and permitting requirements have changed over the years.  If you have an older system, you want to take even more care to maintain.  So, what should you in the way of preventative maintenance?  The following are recommendations from the professionals, including septic engineers:

  • Make sure you pump your septic system regularly.  Ask your local septic service provider how often that should be, because it depends on your system and the size of your tank and number in your household.  On average, it should be about every 3 years
  • Only flush toilet paper.  No feminine or baby wipes/diaper products
  • Garbage disposals are not good to use if you have a septic system
  • Make sure you are not putting any grease or paint or solvents down your drains
  • Using natural cleaning and laundry products will help sustain the integrity of your system. Your system contains living organisms that digest and treat household waste. Pouring toxins down your drain can kill these organisms and harm your septic system.
  • Use water efficiently.  Think about installing energy efficient fixtures.

Taking care of one of your most valuable systems will help ensure its longevity.  If you are thinking of selling at some point, be aware that most buyers and their offers will include a condition for you to pump and scope the system.  Knowing ahead of time that your system is in good working order, can alleviate any stress that might occur otherwise, during the selling process.
